I manage 14 Airbnbs in tourist markets. The difference between a 4.8-star property and a 4.3-star property? About $4,000/year in revenue.
And one of the biggest factors is something most hosts ignore: lighting.
Guests judge your property in photos first. Dark, shadowy photos? They scroll past. Bright, inviting photos? They click.
But it’s more than photos. Here’s my lighting checklist for every property:
- Kitchen lighting that actually works
Under-cabinet LED strips (dimmable)
Overhead cans with high-CRI LEDs (90+)
Pendant lights over islands with decorative LEDs
Result: Food prep is easy, photos look magazine-ready, guests cook more (save on eating out = happier guests).
- Bathroom vanity lighting that flatters
Vertical LED strips on both sides of mirror (not above – that creates shadows)
3000K color temperature – warm but accurate
Dimmable for night use
Result: No more “I look terrible in this lighting” complaints. Better selfies = better reviews.
- Smart lighting everywhere
Smart bulbs programmed with scenes: “Welcome,” “Movie Night,” “Good Morning”
Motion sensors in hallways and bathrooms (night light function)
All exterior lights automated dusk-to-dawn
Result: Zero “how do I work the lights?” questions. Feels luxurious. Reduces energy waste from guests leaving lights on.

Result: Usable outdoor spaces day and night. Better security. Great evening photos.
The cost? About $400/property for quality LEDs and smart controls. The return?
Higher nightly rates ($15-25/night premium for “smart home”)
Lower utilities (my properties average $38/month electric vs. $65 for competitors)
Better reviews (“The lighting was perfect!” appears in 23% of my 5-star reviews)
Longer stays (well-lit properties average 4.2 nights vs. 3.1)
