Maximize Airbnb Ratings with Smart Lighting

My wife and I run three Airbnbs near Nashville. In this market, you need every edge. Great photos, perfect reviews, unique amenities.
Turns out, lighting might be the most important thing nobody talks about.
Here’s our discovery: Guests judge your place in the first 30 seconds. And nothing says “cheap” like dim, yellow lighting. Nothing says “luxury” like bright, clean, well-placed light.
We experimented:
Property A: Old incandescents, warm but dark
Property B: Mixed lighting, some LED, some not
Property C: All LED, strategically placed
Guess which one gets:
Highest ratings
Most “sparkling clean” comments
Best photos from guests
Repeat bookings
Property C, obviously.
But here’s the business case beyond reviews:
- Utilities included? Our all-LED property costs $38/month to power. The mixed property costs $67. The incandescent property? $112. That’s $888/year difference per property.
- Maintenance is zero. I haven’t changed a bulb in two years at Property C. At Property A? I’m there every turnover replacing bulbs guests somehow burn out.
- Smart features sell. Every bulb in Property C is smart (Philips Wiz – cheap and reliable). We have “scenes” programmed:
“Welcome” – all lights on warm when they arrive
“Movie Night” – just the accent lights
“Good Morning” – kitchen and bathroom bright
“All Off” – for when they leave
Guents love it. They mention it in reviews. “The smart lighting was so cool!” We charge $15/night more than competitors.
- Safety matters. No burned lampshades. No fire risk. Our insurance is 8% lower on the LED property.
- Photos pop. Professional photographers always comment on Property C. “Great lighting makes my job easy.” Our listing photos look like a magazine spread.
The investment? About $400 per property for bulbs and smart plugs. The return? Higher nightly rate, lower utilities, zero maintenance, better reviews.
But the real magic? When guests walk in and say “wow” before they even see the view. That’s lighting doing its job.
In the Airbnb game, details win. And LEDs are the detail that pays you back every single booking.
